This market report includes information through July 21, 2019 for historic real estate listings in Buckingham and Nelson Counties in Central Virginia.

The majority of historic properties in South Central VA counties are to be found in the price point between $300K and $1million range. Most of the sales and active listings in the past year are in that price range have over 21 acres.

There were four sold properties and there are six active listings on over 21-acres between $300k and $1million. There’s just one sale and currently also only one active listing on historic properties between 5 and 21 acres. Currently there is only one listing in the over 21-acre property with a price point between $1M to $2M.

Overall, there are a total of 8 active listings versus 5 sold properties and nothing is under contract. Historic properties are special, so if you are selling or buying a historic property, you need the help of an expert and experienced real estate broker who understands the specifics of the market and the transaction.

Good news for historic home buyers in East Central VA! There is currently a large inventory of active property listings on the lower price range. The majority of historic homes on the market are on larger parcels of over 21 acres and above. With nine active listings, 1 pending sale, and 2 sales in the past year, this is where a large part of the real estate land market is focused.

There are also five active listings for properties between 5 and 21 acres. These listings are priced between $300K to $1million.

A few large parcels 21.1+ acres are also available in the market in both the mid and high price point.

Only four parcels were sold in the past 12 months. This means that sellers can expect their historic homes to stay on the market longer and it is an excellent time to buy!

Historic homes in Northern Central VA priced between $300K and $1million on small acreage is where the activity has been for historic home sales in the area. There were a total of 9 sold listings, 3 pending, and 12 active listings in this price range as of July 21, 2019. There’s quite a number of active listings at almost all price points, so it’s a buyer’s market now.

There are 8 active listings between $300K and $1million, 12 active listings between $1million and $2million, and 6 active listings over $2million. Given the significant difference between the 38 active listings, 12 sold properties, and 4 pending, historic homes in North Central VA could be sitting on the market for a while.

There are currently six active listings, all of them on 21+ acres. One of these listings comes in at the $1 million to $2 million price range, with the remaining five coming in with a list price between $300k and $1 million.
