The real estate market for Historic Homes in Albemarle County is mostly focused around smaller properties between 5 to 21 acres, priced at $300K to $1 million, though there are a couple of 5 to 21-acre properties sold between $1 million to $2 million. There are also a handful of sales of larger parcels ranging from over 21.1 acres and more. Seven properties of over 21.1 acres have sold over the past 12 months.

The majority of active listings are for properties with over 21 acres with a price point of $2M and higher. There are also several active older home properties for sale with 5-21 acres. With a total of 14 active listings, only 2 pending, and 14 sold properties in the past 12 months, it is a neutral real estate market for old homes in Albemarle County.

There are an abundance of active listings right now for pre-1940’s homes. Buyers can have their pick from a wide range of beautiful antique homes.

Historic homes that range in price from $300,000 to $1 million have the highest number of active listings and the most sales in the past 12 months. Of the homes in this price range, the antique and historic homes on parcels over 21 acres have had a few more sales in the past year than homes on less than 21 acres.

There are thirty-three active listings for historic homes on over 21 acres of land at a price point of $1 million and over. Unfortunately, there have only been a total of 10 sales in the past year for historic homes of this size at this price level. Sellers could be facing a very long time with their Central Virginia antique homes on the market.

Antique and historic homes in Albemarle County priced under $1 million appear to be in demand. In the past 12 months, a total of 35 listings have sold in this price range, with only six active listings right now. This could be a good time for historic homeowners who have been considering selling to go ahead and get their property listed.

For properties over $1 million in price, the real estate market is quite different. With only eight sales in the past 12 months, and 25 active listings, historic homes in this price range could be looking at a lot of competition for few buyers.

With such a unique situation for both buyers and sellers of historic homes here in Central Virginia, it will be important to have a good understanding of the current market conditions, a strong strategy for your transaction, and a competent broker who is experienced in buying and selling antique homes.
